Reason for Asking: Every home that meets specific building standards set by HUD will have these. They look like this. One is a metal plate that is attached is the outside of the home. The other is usually located under the kitchen sink. Many of the traditional mortgage programs require the home have both. These both can magically disappear when renovations happen.
Has the home ever been moved?
If the answer is YES: Ask the seller how many times then relay this info to the lender.
FHA, Conventional will not allow for a home to have been moved more than one time. VA will allow for 1 move. It’s important to know.
Does your buyer’s lender know they are offering on a manufactured home?
The fact that a buyer is purchasing a manufactured home is very important to qualifying. Lender traditional charge a higher interest rate for manufactured home and many times have an additional set of rules for this home type. This ultimately can mean that the pre-approval letter that buyer has is now no good.
